The single most important factor in site selection is proximity to adequate power infrastructure. Key power questions before signing any lease:
- What is the available capacity at the nearest substation? You need this in writing from the utility, not from the landlord’s estimate
- Who pays for the transformer and service drop? In many cases, the utility provides the transformer up to a certain capacity, but mining loads often exceed that threshold
- What is the utility’s interconnection timeline? 90 days is fast. 6-12 months is common for loads above 5 MW
- Is the rate structure industrial or commercial? Industrial rates are typically lower, but qualification may require minimum demand thresholds or usage patterns
Zoning and Permitting
Not every industrial-zoned parcel allows high-density data center or mining operations. Common zoning obstacles include noise ordinances, heat output restrictions, visual impact requirements, and environmental review for power generation (relevant for behind-the-meter and natural gas deployments). The ideal site is zoned Heavy Industrial (M-2 or equivalent) with no residential neighbors within a half-mile buffer. Rural agricultural land can sometimes be rezoned for mining, but the process adds 3-6 months and carries denial risk depending on local politics.
Internet and Network Connectivity
Mining operations need reliable internet connectivity but not necessarily high bandwidth. The stratum mining protocol uses minimal data — a 10 MW operation can function on a 50 Mbps connection. However, redundancy matters: a single internet outage means every miner on site is hashing to nowhere. Industrial Building Lease
Leasing an existing industrial building (warehouse, factory, or data center shell) provides a weatherproof structure with some electrical infrastructure already in place. This structure works well when the building’s existing power capacity matches or can be economically upgraded to your target load.
Watch for these building-specific issues:
- Roof load capacity: Rooftop cooling equipment (condensers, dry coolers, exhaust fans) can exceed the structural load rating of older buildings
- Floor load capacity: Mining racks are heavy. Verify the slab rating in pounds per square foot before placing equipment
- Ceiling height: Minimum 14 feet clear height for adequate airflow volume in air-cooled configurations

Build-to-Suit
In a build-to-suit arrangement, the landowner or developer constructs a facility to your specifications, then leases it back to you. Mining lease terms typically range from 3 to 10 years. Shorter terms preserve flexibility but may not provide enough time to recoup site improvement costs. Longer terms lock in location and pricing but expose you to technology risk — if a superior site or energy deal becomes available, you are stuck.
The best approach is a moderate base term (5-7 years) with multiple renewal options at predetermined rates. Renewal options should be at your election, not the landlord’s, and the renewal rate should be capped (e.g., CPI plus a fixed percentage, not market rate).
Power Cost Pass-Through
In many mining leases, electricity is the largest cost component and is passed through at cost plus a markup. Negotiate transparency into the pass-through calculation:
- Require copies of utility bills so you can verify the rate
